My name is Rizwan Adenwalla and I am licensed realtor in the state of Texas with Realty Associates.
When you buy a house from the builder in most cases they pay me the realtor a commission of 3% and I will give you 2% of it back if I am your realtor in a new home deal (if commission is less than 3% in that case you get 75% back of my commission)
Remember 2% on a $200,000 home is $4000.00 and that is a good amount of money any body can use.
Also the price of the house would surely not be any less whether you have a realtor or not.
The realtor’s commission is already in the price of the house.
All you the buyer has to do is let me represent you as your realtor if you don’t have one already.
You can use this cash rebate either towards closing costs, down payment, or to reduce the price of the house or else may be to buy your new home furniture.
Remember you don’t have to pay me anything, but I will pay you if you let me be your realtor
Isn’t that a swwwweet deal a little bit different from the average realtor.
Q. Why I do this ?
A. I do this because I would like to make it a little bit easier for you to own your new home and I don’t have to work as hard in a new home deal. You do the leg work and I can help with the paperwork and any questions you have.
Q. What other benefit you get besides the cash back by having me as a realtor ?
A.Not only do you get money back but you have somebody on your side who can try to make sure you don’t get overcharged at the closing. Which happened with two of my customers lucky for them that I was their realtor and it saved them close to $2,000 each. And I am not telling this just to get your business but I will show you the actual hud (closing) statement to prove my point.
Also you can get the website addresses of most of the builders in Texas on my site so you can look online at the different plans and subdivisions and compare prices etc. and save time when you have done your homework ahead of time.
I will also tell you what you need to ask the builder when you visit them to make sure you get a good deal from them.
All I ask from you to do is to put my name and company name when you register with the builders and also when you sign a contract with them.
This is all I can say and you decide whether you want to use the extra $2000-$10,000 you can pocket doing nothing.
