2% Back Rebate form

This 2% rebate is between buyer ___________________________ and realtor Rizwan Adenwalla of Realty Associates and is good towards the purchase of the new home located at__________________________________________________________________________sold by builder _______________________________________ and will not apply for any  resold homes. The rebate amount is $_________ which is applied only to the base price of the house which is $_____________.

Following are the conditions for the above rebate:

1) The purchase contract between buyer and builder must show Rizwan Adenwalla as the buyers real estate agent and  Realty Associates as the broker for the  Rebate certificate to be  validated.

The broker will receive the commission upon the closing and funding of home from the builder of the new home.

2) Rebate certificate becomes invalid if for any reason the buyer and builder terminate the sale contract or do not complete the sale of the above said home.

3) Buyer recieves the rebate at closing if he/she wants to apply towards the closing costs or to reduce the price of the house subject to builder and lender approval.

If the builder/lender  do not allow doing so then  the buyer will receive the rebate by  a check after the closing and funding of the home and in that case the buyer will be issued a 1099 at the end of the  year

4) Any bonus paid  to selling agent above the 3% commission  by the builder will not be  part of the  rebate

5) If the selling agent Rizwan Adenwalla  gets a commission lower  than the 3% from the builder then buyer will get 75% of that commission as the  rebate

6) Buyer has to pay his/her own taxes on rebate if any at year end.

7) This rebate is offered by individual realtor Rizwan Adenwalla only and the other realtors at Realty Associates are not a part of this offer.

 This rebate offer can be discontinued at any time with no further notice.
